TN RERA check: how to verify a flat in Chennai before you buy

Buying a flat is likely the largest purchase you will make, and in Tamil Nadu the project's registration with the state regulator is one of the quickest checks you can do. A TN RERA check takes a few minutes on the official portal and tells you whether the project is registered, who the promoter is and what completion date was declared. This guide shows the steps, using the registration number that Brigade Group lists for Brigade Altius as a worked example. This is general information, not legal advice.

Considering Brigade Altius?

Key takeaways

  • Always check the registration number on the official Tamil Nadu RERA portal: rera.tn.gov.in.
  • Read the promoter, validity, status, layout plans and the declared completion date, not just the number.
  • Compare the number in the brochure or advert with the one on the portal.
  • For Brigade Altius, Brigade lists TN/29/Building/0020/2025; verify it yourself.

What RERA registration tells you

RERA is the Real Estate (Regulation and Development) Act. State regulators, including the Tamil Nadu Real Estate Regulatory Authority, keep a public record of registered projects, and the check applies to any of the Brigade projects in Chennai or elsewhere. For a buyer, the record is a free way to confirm that a project exists on paper as the builder describes it. Registration is not a guarantee of quality or of delivery, and it does not replace a lawyer's check of the title and the agreement, but a project that is not registered when it should be is a serious warning sign.

How to check TN RERA, step by step

  1. Get the number first. Ask the builder or sales team for the project's registration number, and note the exact project and promoter names.
  2. Open the official portal. Go to rera.tn.gov.in. Type the address yourself or use a bookmark, never a link from a message.
  3. Find registered projects. Open the registered projects section and search by project name, promoter name or registration number.
  4. Open the project record. Read the registration number, the validity period, the approval status and the promoter details.
  5. Check what was declared. Look for the layout plans, the unit details and the project start and expected completion dates where the record shows them.
  6. Match it to your documents. The number and the names in your booking form and agreement should match the portal exactly.

The portal's layout can change, so follow its on-screen guidance and, if you are unsure, ask the regulator or a lawyer.

A worked example: Brigade Altius

Brigade Group lists the TN RERA number TN/29/Building/0020/2025 for Brigade Altius, its project in Sholinganallur on OMR. We publish it for convenience, but please do not take our word for it: search the number on the portal, confirm the project name and promoter, and read the completion date that was declared. Brigade's project page does not state a possession date, so the RERA record is where you should look for the timeline.

Red flags to take seriously

  • No registration number in the brochure, the website or the booking form.
  • A number that does not appear on the portal, or that belongs to a different project or promoter.
  • A completion date in the sales pitch that differs from the one on the portal.
  • Pressure to pay a large booking amount before you have seen the registration and the agreement.
  • Payment requests to an account that does not match the promoter's name.
