Homes and sizes: 3 BHK, 4 BHK and duplex

The project offers three kinds of home: 3 BHK, 4 BHK and duplex residences. Across the project, super built-up areas run from about 1,726 sq ft to 5,054 sq ft. Brigade publishes the range for the whole project rather than a size for each type, so ask for the exact carpet and super built-up area of the specific unit you are considering.

Brigade Altius price

Brigade's published starting prices are ₹2.39 Cr* for a 3 BHK and ₹3.60 Cr* for a 4 BHK. Duplex pricing is available on request. All figures exclude government charges, other charges and taxes, are subject to change and are not an offer. Brigade's own Chennai listing page carries a different figure in its FAQ (₹2.18 Cr), while the listing card, the project page header and the price table say ₹2.39 Cr, so we use the latter and recommend you confirm the current price when you enquire.

Towers and design

The three towers are 43 storeys each and are joined by a skybridge, set on a 6.5-acre site. With 662 homes, that is a large community, so ask about lift counts and waiting times at peak hours, how deliveries and visitors are handled, and how the common areas are maintained. The site also includes a podium-level clubhouse, described below.

Clubhouse and amenities

Brigade describes a clubhouse of about 50,000 sq ft at podium level. The amenities it lists are:

• Billiards
• AV room
• Banquet hall
• Pet park

Ask which amenities are included in the maintenance charge and which are paid per use, and when each will be ready relative to the towers.

Location: Sholinganallur on OMR

The project is in Sholinganallur on OMR. Brigade lists the following landmarks near it; it does not publish distances, so check the journeys yourself:

• Business parks: Brigade World Trade Center, SIPCOT IT Park, RMZ Millenia Business Park
• Retail and leisure: Vivira Mall, Marina Mall, ECR Beach
• Healthcare: Apollo Speciality Hospital, Gleneagles Hospital

Status, possession and RERA

Brigade lists Altius as ongoing, which means it is under construction, and it does not state a possession date on the project page. Brigade's TN RERA number for the project is TN/29/Building/0020/2025. Do not rely on a number printed in an advertisement: check it on the official portal at rera.tn.gov.in and read the registered completion date. Our TN RERA guide lists the steps.

Who it suits, and what to weigh

It may suit you if you want a larger home (3 BHK and above) in a gated community on OMR, you value a big clubhouse and sports facilities, and you are comfortable buying an under-construction home with a clear RERA timeline.

Think carefully if you need to move in soon (no possession date is published), you prefer a smaller community (662 homes across three towers is large), or you need a smaller budget than the starting prices suggest. Compare it with other flats in Sholinganallur before you decide.
